1) Payment and cancellation terms:

When booking on our website, you will be asked to pay a 30% deposit by bank transfer.
The balance is to be paid on arrival, preferably in cash.
The municipal tourist tax will be added to the agreed rental amount. Exemptions: children under 15 (up to 14 years of age), disabled persons and their companions. For administrative reasons, the tourist tax must be paid in cash only.

In case of cancellation 60 days prior to arrival, the deposit will be refunded in full; 10% of the total rent will be retained for cancellations between 59 and 30 days prior to arrival, 40% of the total rent for cancellations between 29 and 15 days prior to arrival, and 100% of the total rent for cancellations 14 days or less prior to arrival.

3) Check-in / Check-out:
Check-in is normally between 4pm and 6pm, and check-out between 8am and 10am.

Please let us know your arrival time by the day before you arrive. Any exceptions must be agreed upon in advance, and we will try to accommodate your needs if possible.

A security deposit may be required.

4) Housing assignments:
We reserve the right, if necessary, to change the accommodation or buoy number (while remaining in the same accommodation category).

5) General behavior:
It is not permitted to invite or allow strangers to enter the Residence without prior authorization from management.

Please treat the items and equipment in your accommodation and outdoor areas with care.

It is forbidden to organize celebrations and parties.

Smoking is strictly prohibited inside the accommodation. In summer, the risk of fire is high, so lighting fires such as barbecues is permitted with appropriate precautions, in accordance with the management's instructions.

We kindly ask our guests to respect the quiet hours between 1:00 p.m. and 3:00 p.m. and after 9:00 p.m. until 7:00 a.m.

We ask parents to supervise their children's behavior.

Waste collection is separated according to instructions that will be provided at check-in.

6) Bed linen and towels:
It is provided upon request at a cost of €5 per person per week for bed linen and €5 per set of towels (each set consists of 3 towels). Please make your request at the time of booking.

7) Buoys and nautical equipment of all kinds:
Villalsole srl accepts no responsibility for any damage caused by the use of buoys, pontoons, slipways, and/or the parking of vehicles on the property. Vessels must be moored to the ring at the base of the buoy and not to the ring above the buoy. Please pay particular attention when using the ramp, which is for the sole purpose of launching boats and is prohibited for swimmers. Please note that the ramp is very slippery and could cause dangerous falls.

8) Canoes - SUPs - Bicycles - Games - Swimming pool - Lake diving platform:
Use is free of charge. Villalsole srl declines all responsibility for use and any damage caused to oneself or third parties; in the event of use by minors, full responsibility lies with their parents.
The pool is not heated and is open throughout the season. The pool is for children only, who may only use it when accompanied by an adult.
Opening hours: from 9 a.m. to 12 p.m. and from 3 p.m. to 7 p.m. The pool is closed during morning cleaning.

9) Pets:
One pet is allowed, subject to confirmation by the Management at the time of booking. The Management reserves the right to refuse certain animals at its sole discretion. Bringing a pet entails an additional charge of €10/day for the first animal and €25/day for the second (after acceptance by the Management).
For the sake of all our guests, please abide by the following rules:

Noise: Please don't leave your dog alone for extended periods, as they are likely to tell everyone, very loudly, how much they miss you.

Loose dogs: Please keep your dog on a leash at all the time. This applies even to small, well-behaved dogs, as some guests find the sight of a loose dog rather unpleasant, or worse. Please have plastic bags ready to clean up after your dog – and we do ask you to take your dog outside the complex for that inevitable need.

Dog hair care: It is OK to brush your dog on your terrace or on the grass, but we ask you please to remove the hair afterwards.

Food: You can find special metal dishes at the reception to put your dog's food in. Please don't use any of the pots or pans from your accommodation which are provided for humans.

Where dogs sleep: The beds and sofa-beds are no place for your dog to sleep. But we want your dog to be comfortable. Just ask at reception for our special dog cots.

Lake: According to the regulations of San Felice your dog can’t stay with you on the beach. However, the lake isn’t specifically mentioned in these rules. Thus, we think that your dog may take dips in the lake, but on the public beach only. This beach is at the end of our private beach where the big rocks have been placed. This is only a few metres away and you will thus stay clear of other bathers, thereby avoiding any unpleasantness to other guests.

Children's playground: Dogs are not allowed in the children's playing area.

Built-up area of San Felice and parks: In the built-up area of San Felice and in the parks, your dog must be kept on a leash. And you are asked to have plastic bags ready and always clean up after your dog.

If you would like to bring your dogs to the restaurant, please make arrangements directly with the restaurant staff.

Charges for non-compliance with animal regulations: during check-out, the presence of animal hair on beds and sofas or other damage caused by animals will be checked, and this may result in a charge of €200 for extra cleaning costs and additional amounts for any other damage.

10) Restaurant/Pizzeria and bar:
Inside the Residence there is a Restaurant/Pizzeria & Cocktail bar, also open to non-residents, with air conditioning. Please observe the rules of conduct inside the premises.

14) Processing of Personal Data

Personal data and any other information obtained by our Company in the course of carrying out the assignment will be subject to confidentiality restrictions and will be processed in compliance with confidentiality and personal rights through the systematic application by us of specific protection and guarantee measures designed for both paper and electronic data processing and tailored to the specific nature of the data itself (simple personal data or sensitive or judicial data). Pursuant to and for the purposes of GDPR EU Regulation 2016/679, we inform you that your personal data will only be processed for the purposes determined by the contractual relationship for such purposes (including accounting and administrative purposes).

15) Jurisdiction: 
The contract is governed by Italian law and for any dispute that may arise regarding its execution, the parties expressly agree that the Court of Brescia shall have exclusive jurisdiction.
